To assist National Director and regional team to implement commercial policies in order to maximize the site value. To establish business objective and action plan with regional team.

主要职责：

Main Responsibility 

业绩分析 

Performance Analysis 

- 负责年度，月度经营数据分析报告，包括并不局限于各项目P&L，收入，品牌调整率，费用，空铺，客流，租户业绩等 

Responsible for annual & monthly analysis report of operation data, including but not limited to P&L site by site, income, expense, vacancy, footfall and tenant turnover etc. 

- 协助全国经营总监就所负责区域的经营结果定期进行分析和总结，并能提出建设性意见。同时为区域提供全面的财务专业服务； 

Assist National Director in the periodical analysis and summary of operation results and provide constructive advice. Provide comprehensive and professional support in financial management for the regional team.

- 分享区域各项目业绩分析，就区域内业绩下滑的项目分析并制定行动方案，跟踪和及时修正行动方案，确保区域预算的达成； 

Share the assessment of regional result site by site, analyze under-performing projects, and formulate, track and amend action plan in order to achieve regional target

预算管理 

Budget Management 

- 协助区域年度经营预算制定，组织并培训区域成员制定预算，对于区域的预算给出专业性的建议，确保预算与经营目标和商业政策的一致 

Assist in the annual regional budgeting exercise and organize the regional team in setting up budget. Provide professional advice on regional budget in order to achieve consistency between the budget and operation target / commercial plan. 

- 通过区域各项目经营状况，拟定投资预算，为项目投资可行性分析提出专业性意见 

Draft Familiarize with the sites operation and provide input on investment feasibility on leasing and operation aspects with site investment budget 

营运支持 

Operation Supporting 

- 就所负责区域的项目投资改造与超市管理团队沟通项目商业规划，共同制定双方的可行性商业方案，以达到项目***经营成果。并在项目改造过程中，跟踪投资计划的执行和管控，确保项目投资回报率及经济指标的达成。 

Assist the coordination with Hyper management team regarding commercial plan of extension or remodeling project, define the feasibility plan together in order to reach the best operational result. Follow and control the investment plan execution to ensure the ROI and economic target achievement. 

- 支持区域内项目的物业和营运管理，将公司资产持续增值目标融入项目日常运营，包括租赁项目与业主的沟通。 

Support the property management and operation of regional projects. Incorporate the goal of continuous appreciation of company assets into project daily operation, include the negotiation with landlord of leasing sites. 

- 组织区域内的费用招投标工作，降低区域总费用，建立合理的收入和费用模型；与超市维修团队定期沟通协调维修预算的执行。 

Responsible for the bidding of regional maintenance and activity, etc. in order to control regional expense level. Establish property income and expense model. Cooperate with Hyper maintenance team for the implementation of maintenance plan and budget

-组织公司财务管理流程在区域的培训，确保区域成员的理解和规范使用， 

Organize the training of finance management procedure within the regional team and ensure the regional compliance to finance policy. 

- 跟踪现有流程的实际操作情况，参与下一年度流程的优化以提高工作效率 

Follow-up on actual implementation of existing business process and participate in the optimization of process in subsequent years to improve organization efficiency 

- 为区域各级经理提供财务管理上的咨询和帮助，及时与各部门沟通, 包括immochan 和欧尚零售 

Provide support on financial management for regional managers. Ensure timely communication with various business departments, include immochan & Auchan retail. 

Others 

- 制定内部管控程序, 配合公司内外审计机构在区域的审计工作 

Define internal management control process, and support both internal and external auditing works in the region
